Ground Up Construction Loans vs Fix and Flip Financing for Investors Adding New Builds — Part 2
A practical guide to ground up construction loans that explains what matters, how to evaluate the options, and what to do next.

In part two of this two post series, we review entity structure and recourse; exit strategies, including the growing build to rent path; handling contingencies and budget overruns; and which product likely fits the project.
Recourse, Entity Structure, and What Full Recourse Means in Practice
Business purpose construction lending is typically entity lending, and the loan is documented to the LLC or corporation that holds title rather than to an individual buying a home. That structure does not necessarily remove personal exposure, especially if the loans are full recourse, which means the guarantors stand behind the debt if the project fails to support it. Sponsors should also confirm eligibility before spending money on plans, since permitted collateral is narrower than many investors assume. Eligible property types on that program include non-owner occupied one to four unit residential, townhomes, and condos, while the likely ineligible list is long and specific:
- Mixed use properties and five or more unit multifamily
- Condotels, co-ops, and tenancy in common structures
- Commercial property, log homes, and operating farms, ranches, or orchards
- Vacation or seasonal rentals and rural properties
Loan sizing has boundaries too, with a standard program running up to a $2M maximum on a term no longer than 18 months. Constructive Capital's products are business purpose loans secured by a non-owner-occupied property, and every approval remains subject to underwriting, credit review, and applicable licensing requirements.
Exit Strategies and the Build-to-Rent Path After Construction
A fix and flip loan almost always assumes a sale, and the entire underwriting narrative points toward a listing date and a buyer. Ground up financing supports the same resale exit, but it has become a natural front end for a build-to-rent strategy, where the sponsor delivers a new house and keeps it as a long-term rental instead. Because these facilities are short term instruments that most often run 12 to 18 months, the takeout has to be arranged while construction is still underway rather than after the final inspection. That means the DSCR refinance should be modeled at the same time as the construction budget, using realistic rent assumptions and a full PITIA figure rather than a hopeful one.
Constructive Capital provides DSCR options for SFR, 2 to 4 unit, condo, and 5 to 8 unit properties, which gives brokers a single relationship to carry a client from bare land into stabilized rental debt. A new build often refinances well because maintenance expectations are low, insurance is frequently favorable on new construction, and the rent comparables reflect current finishes. Running the numbers early with a DSCR calculator lets the borrower skip the guessing about whether the finished house supports the debt you are about to place on it.
Budget Overruns, Contingency Requirements, and Mid-Build Stress Points
Overruns behave differently on new construction than on rehab, and that difference is where inexperienced builders could take a financial hit. A rehab surprise is usually discovered early, for example when a wall opens up and the scope adjusts once, while construction overruns tend to accumulate quietly across change orders, material substitutions, and trades that reprice between bid and mobilization. Lenders expect a contingency line inside the budget for exactly that reason, and a budget presented without one signals inexperience before an underwriter reads a single page of plans.
When a shortfall appears mid-build, the borrower is usually the source of the gap, because the construction commitment was sized against the original budget rather than a revised one. Documentation discipline is the cheapest protection available here. The same responsiveness that shortens a closing also shortens a draw cycle, and draw speed is what keeps subcontractors on your job rather than someone else's. Credit standing matters at this stage as well, since a 660 minimum score with no mortgage lates in the past 48 months is easier to protect than to repair when a project runs long.
Which Product Fits the Project
The choice is less about preference than about what the project actually is on the day you close. A fix and flip loan fits when a structure exists, the scope is measurable, and the exit is a sale inside a short window that the sponsor has executed before. Ground up construction financing fits when the collateral is land and plans, when the sponsor can document prior builds or heavy rehabs with expansion, and when the budget carries a genuine contingency alongside a funded interest reserve. Remember that construction leverage is capped twice, against cost and against finished value, and that full recourse means the guarantors carry the outcome personally regardless of how the entity is structured. Investors adding new builds to a rental strategy should line up the DSCR takeout during construction rather than after it, and brokers should protect their clients by pricing the carry across the longer schedule instead of the optimistic one.
Constructive Capital works exclusively through broker relationships on business purpose loans secured by non-owner-occupied property, and all financing remains subject to underwriting, credit approval, and licensing requirements.
